For those of you who have already instructed PMD to market your property or for those who are interested.
In this guide I will outline my process, the services available, their costs and how best to dress your property for photos and videos.
The first thing you will should know is that PMD will only refund you £250 when your property sells.
This covers the cost of still image photography.
You will NOT be reimbursed for any additional services you opt for.

£250 (Refunded by PMD)
A gallery of photos of the exterior and interior of your property, including drone photos and detail shots.
The average number of pictures taken is about 50.
You and PMD can choose 25-30 to be edited.

Drone or Mast Photos
Included as standard
As mentioned above, drone or mast shots are included as standard. These are a great way of showing your property from a unique vantage point and can also be used to outline the boundary line of your property.
Twilight or 'blue hour' photos can really help your property stand out on Rightmove and social media. They stand out because most if not all of the other listings people are scrolling through are full of daylight shots. A twilight shot can make you stand out in the crowd.
(Dependant on the size of your property)
A video tour of your property set to music, with your property's address shown, drone footage to show context, followed by smooth walkthroughs, pans, zooms, focus pulls.
The important features of your property will be labelled. Time-lapse and hyperlapse shots can also be incorporated, as can 'drive in' shots using a car mounted camera.

A virtual tour of your property differs from a video tour in that a virtual tour is a fully interactive model of your property that viewers can explore at their own pace and see every room and space from all angles.
They are a powerful way of marketing your property and enable true 'virtual viewing', meaning potential buyers who otherwise can not view in person can get a real feel of the space.
My virtual tours are created using Matterport, which is the industry's best virtual tour platform. It's fast, has a very intuitive user interface and is Rightmove's preferred format.
The tours are easily embeddable and shared on social media.
Matterport tours can be created on many consumer grade 360° cameras which produce low quality tours.
I use the 'Matterport Pro 2 3D' which is a commercial grade camera that uses 6 integrated lenses and 3 laser scanners to capture the highest resolution tour available.
I am a certified 'Matterport Service Partner' which is a distinction made by Matterport to endorse operators they trust to create only the highest quality tours.
A set of 360° images captured in each of the main rooms of your property.
These differ from a virtual tour in that you can not move around or navigate the space, each image is it's own standalone photo.
These are easily shared on social media and when viewed on Facebook viewers can look around the space by moving their phone or tablet, when used elsewhere they function as regular 360° images and are navigable by swiping/dragging.
These are a great if you prefer a cheaper option to Matterport or don't want to show your entire home.
Dressing your home
Preparing your property is very important to ensure the photos and videos I take can look as good as possible.
There are a few things you can do ahead of time that will make my process much easier and the images that much better.
Declutter and tidy away everything that can be.
